The NSW Housing SEPP 2021 has changed the definition of a boarding house, requiring all boarding houses approved post-2021 to be "managed by a registered community housing provider".
We do not provide community housing services, and as such, are only able to manage boarding homes approved prior to 2021, residential properties, and co-living housing.

Yes, we are able to get your property up to standard / during our management of your property make minor renovations.
We will then be able to recoup these costs in the long-term with your property receiving significant uplift.
If you own a residential premise, No! If you rent out residential premises for residential accommodation, your rent is considered input-taxed and you will not be required to pay GST for the rental charge.
However, if your premises has been built on a commercial basis, e.g. a hotel, the lease signed with us is a commercial residential lease. If your company has a GST turnover >$75k, we will pay you an additional 10% GST alongside the rent.
If you are unsure of the correct GST treatment for your property, we recommend you seek advice from your tax adviser or contact the ATO.
Comodo Homes takes full responsibility for the condition of your property outside of fair wear and tear, backed by our contractual obligation to you.
This means that in case of any damage to the property, the owner will be notified and the damage repaired at the cost of Comodo Homes.
You might be able to obtain higher rental yields sub-leasing your own property, and this comes with the added risk, loss of income during vacancies, and ongoing management/resident requirements.
